A homeowner in Neptune, NJ was experiencing cold floors caused by outside air leaking through the rim joists and sill plates. The crawlspace was also dealing with moisture issues that had begun to deteriorate some of the wood, commonly known as dry rot. Several factors were contributing to the moisture, including vapor rising from the soil, leaky ducts releasing conditioned air into the crawlspace while pulling contaminated air back into the system, and outside air entering through the crawlspace vent and the porous brick or cinder block foundation walls. To address these issues, we fully encapsulated the crawlspace with a vapor barrier, installed rigid foam insulation along the foundation walls, sealed the leaky ducts, and air sealed the rim joists and sill plates. These improvements help create a healthier crawlspace, more consistent indoor temperatures, and a more comfortable home while also reducing energy loss.
