In Middletown Township, NJ, a homeowner faced cold floors and drafty rooms on the second floor during winter, while the room above the porch or overhang became uncomfortably hot in summer due to rising hot air. Upon inspecting the porch ceiling or soffit, we discovered insufficient insulation or gaps allowing outside air to infiltrate the joist bays, perpetuating discomfort for the homeowner.
Solution
To address this, we removed the underside material to access the overhang and observed ineffective insulation in the adjacent wall, with open joist bays allowing air infiltration. We installed SilverGlo foam boards on the adjacent wall to prevent outside air from entering the home, using ZypFoam sealant to seal any remaining gaps. Next, we blocked each joist bay with SilverGlo foam boards and ZypFoam sealant. Finally, we reinstalled the soffit boards, significantly enhancing comfort and energy efficiency for the homeowner.
